zones

Definition: Areas of the prostate gland, according to function, rather than location: central (CZ), peripheral (PZ) and transition or transitional (TZ) zones. It has been found that prostate cancer and benign prostatic hyperplasia tend to arise in different zones.

Zone and lobe may be used interchangeably but lobe refers to an anatomical part of the gland while zone has evolved to refer to a specific area of the prostate as defined by its histologic or cellular function, rather than mere location.
